You need to get your new home inspected before your builder warranty runs out, because it will protect your investment. Too often people believe one of the many misconceptions about their new homes, which keeps them from getting the inspection that they need. The following is a list of the top myths about new homes:

  • My house is new, so nothing could possibly be wrong with it. – The truth is, a lot could actually go wrong. There could either be obvious defects in your new home that you can easily spot, or there could be hidden defects that only an inspector will find –either of which could result in an expensive repair in the future.
  • I don’t need an inspection because my house has already been inspected by city.- Municipal inspectors really only have a short amout of time to do each of their inspections, and therefore usually only conduct cursory inspections. An independent inspector will be able to check every nook and cranny, as well as the functionality of all of your home’s systems
  • I have a talented builder so I don’t need an inspection- In most circumstances, your builder will hire contractors and subcontractors to do the actual building. So the reality is, you probably don’t really know who is building your home. Even if the builder you hire is building your home and they are the most talented builder in the industry, mistakes can and will happen. The best way to protect yourself is with an inspection.
