How the Home Inspection Process Works

Whether you’re buying or selling a home, you can expect to undergo a home inspection. Buyers may request an inspection to find out if there is any damage to a home before putting in an offer, while sellers may initiate an inspection to determine their home’s value or identify any problems that may need  addressed before selling. If you’ve never participated in a home inspection before, you may have  questions about it, such as what to expect.

At Winding River Inspections, we’ve provided residential and commercial inspections to Northern Colorado properties for more than 30 years. Read on as we explain how the home inspection process works, then contact us to order an inspection today.

Schedule the Inspection

The first step in the home inspection process is finding a qualified home inspector near you. The right inspector should be licensed and certified, and they should have experience in evaluating various types of properties. At Winding River Inspections, it’s our goal to help sellers feel confident in their homes and buyers feel confident in their purchases, so we’re pleased to provide the most trusted residential inspections in Northern Colorado.

Prepare the Home

Before your scheduled inspection, the home should be prepared for the inspector. This step doesn’t require any effort from home buyers, but rather the sellers. The homeowner should remove clutter and personal belongings that may get in the way, and ensure all systems and their components are easily accessible. By doing so, the inspector can perform an accurate assessment of the home’s condition.

Conduct the Inspection

On the day of the home inspection, the inspector will arrive with the necessary equipment to get the job done. They’ll evaluate the home’s major systems, such as the electrical, HVAC, and plumbing, and review the condition of its roof, foundation, ceilings, and more. At Winding River Inspections, we provide top-to-bottom residential inspections, thoroughly checking the interior and exterior for signs of damage. Whether you’re a buyer or seller that initiated the inspection, we invite you to attend with us so you can see potential defects for yourself and hear our concerns.

Review the Inspection Report

After the home inspection is complete, the inspector will provide a detailed report that lists their findings. Any problems that need to be addressed will be included in the report, as well as recommendations on how to address them. With this information, the seller can determine whether their property is ready to go on the market. Similarly, the buyer can use this information to determine whether they want to put in an offer on the home or negotiate repairs with the seller.

The home inspection process is among the most important steps when buying or selling a home. If you’re a homeowner or home buyer in need of a residential inspection in Northern Colorado, contact Winding River Inspections today.
