Residential Inspection

Your house is your biggest investment. No one wants to be surprised by problems after moving in to a new home.  You need the best inspection available so let someone with objectivity and experience help you decide. Whether the house you're buying is big or small, old or brand new, I'll help you understand its condition and how the systems operate. My goal is for you to feel confident making an informed purchase decision. The general home inspection is a top-to-bottom review of the home's basic workings. It includes reviewing the condition of the roof, walls, floors, doors & windows, interior and exterior finishes, foundations & framing, and the heating, plumbing and electrical systems. A typical inspection lasts 2-3 hours, and I encourage you to attend the inspection. It is my job to not only evaluate the condition of the house's major systems and structural integrity, but also to evaluate how these systems are working together and identify areas that need to be watched, repaired or replaced. I will try to give you the "Big Picture" analysis of the house. If I identify the need for a costly, detailed analysis of any of the home's systems or structural components, I will recommend the appropriate professional, which may be an experienced engineer or a qualified licensed contractor or specialty tradesman with expertise analyzing that particular system or structural component. The systems included in our report will allow you to gain the perspective and sound information you need to make better decisions.  

When you attend the inspection, you have the opportunity to see any potential defects or items of concern, hear the detailed explanation of the issue, and ask any questions that you may have concerning the house. I'll look at every room in the house using the Standards of Practice of the American Society of Home Inspectors (ASHI).

• Annual Maintenance Review: What is an annual maintenance review? A yearly look at your home, allowing you to save money by addressing maintenance issues in a timely manner. Why a review? Cars are taken in for tune-ups, people get an annual physical check-up, in the same way, your house needs regular check-ups.  Small problems can be easy to repair, left alone they can become large, costly problems.  It is also important to look for problems behind the symptoms and minimize the overall damage and needed repairs.

• Warranty: Who needs a warranty inspection? Anyone who purchased a new home with a builder’s warranty could benefit from an inspection before the warranty expires.”
