My Summary Page is organized so that my inspection findings are broken down to make it easier for you to help the client decide which items are negotiable and which items are really just maintenance/honey-do's versus education & information.
I know you have buyers/sellers who want to buy/sell their property. The last thing you want to have happen is for the Home Inspector to break the deal. I can give you references of realtors who specifically felt that my rapport with their client was the main reason that their deal did not fall. I am very thorough in my job, spending much of my effort educating the client and gaining their trust and confidence. I will alert you of any problems (with the client's permission), and you can count on the fact that I will always be honest and upfront.
