Philosophy - Winding River Home Inspection Services LLC is a locally owned home inspection service offering Residential and Commercial Property Inspections in the Northern Colorado Front Range since 1999. I provide "Education & Information" to Home Buyers & Investors in Larimer County including Fort Collins, Loveland, Longmont, Berthoud, Estes Park and the Northern Colorado Front Range.  I pride myself on giving you a completely honest and objective opinion about the condition of the house or building. I am dedicated to providing high quality inspection services to buyers.  My company has no ties with any other business and does not perform any repair work.  My references come from personal experience and customer feedback.  My knowledge includes hands-on experience in the mechanics of fabrication, facility & industrial equipment maintenance with extensive experience in the residential construction industry.  

Personal Attention - My goal is to reduce the stress involved for buyers and sellers during the transaction process, so I treat the home inspection as an educational process. I encourage you to attend the inspection so you have the best understanding of any problems. Your questions are welcome at any time during or after the inspection. You should feel comfortable with your investment. I will take the time to explain and educate on how all the systems of the property operate and need to be maintained. I like dream-building with owners/buyers from little repairs to big additions. I take pride in my work and reputation and I enjoy taking the time to do the best job I can do. If I don't know an answer to a question, from the foundation to the chimney, I will take the time to find out.

Why Do An Inspection ?  Many people wonder if inspections are necessary. The construction industry relies on a multitude of subcontractors, including framers, electricians, plumbers, masons, roofers, heating & air technicians, etc.  With so many people coming and going, sometimes things are rushed. New homes frequently have problems with improper installation of materials, defects in workmanship or material that can result in major future expenses. I believe a knowledgeable inspector can save time, money, and relieve a lot of stress in the process. A thorough inspection can even help in getting a home or office property ready to sell. The inspection report will include a computer generated report with digital photos. The report will include all the defects I find, whether they're big or small, and I'll explain the relative importance of each issue. But that means you'll need to spend some time after the inspection thinking about what's important to you and making decisions about how to proceed with the purchase with your realtor.

Home Inspections:  Your house is your biggest investment. You don't want to be surprised by problems after you move in. You need the best inspection available so let someone with objectivity and experience help you decide.  Whether the house you're buying is big or small, old or brand new, I'll help you understand its condition and how the systems operate. My goal is for you to feel confident making an informed purchase decision.  The general home inspection is a top-to-bottom review of the home's basic workings. It includes reviewing the condition of the roof, walls, floors, doors & windows, interior and exterior finishes, foundations & framing, and the heating, plumbing and electrical systems. A typical inspection lasts 2-3 hours, and I encourage you to attend the inspection. When you attend the inspection, you have the opportunity to see any potential defects or items of concern, hear the detailed explanation of the issue, and ask any questions that you may have concerning the house.  I'll look at every room in the house using the Standards of Practice of the American Society of Home Inspectors (ASHI®).

  • Pre-Purchase Inspections - see above.

  • Specific item consultations:  A professional opinion on the condition of one or more components for general and maintenance information. Often used to help evaluate contractor's bids for repairs, additions, alterations, etc.

  • Pre-Sale Inspections:  A full inspection, as above, but performed for a seller prior to listing the property. This service can help in determining what items need repairs prior to selling, and can help in properly pricing.

  • Maintenance Inspections:  Periodic inspections of the for property owners.  These inspections are valuable in detecting potentially expensive repairs early, before they become serious.

Commercial Inspections:  The commercial inspection is a top-to-bottom review of the building's basic workings. It also includes reviewing the condition of the roof, walls, floors, doors&windows, interior and exterior finishes, foundations & framing, and the heating, plumbing and electrical systems, but my commercial inspections are tailored to meet the needs of the  customer. I am happy to perform anything from single system inspections to full site condition assessments. For larger buildings and more complex inspections, I can assemble a team of qualified experts in the appropriate fields and  act as the coordinator for the team and provide a single point of contact for information.  I will deliver an easy to read, computer generated reports for the inspection. My report uses both a checklist and narrative format to include all the relevant information while making the most important information easy to find. The report is presented in a timely manner and I am happy to work within your time constraints.

Pre-Purchase (due diligence) Inspections:  Complete building inspections performed to the level of detail required by the purchaser to aid in making an informed purchase decision.

Specific item consultations:  A professional opinion on the condition of one or more components of the building, either for pre-purchase, insurance or leasing information, or just for general and maintenance information. Often used to help evaluate contractor's bids for repairs, additions, alterations, etc.

Pre-Sale Inspections:  A full inspection, but performed for a seller prior to listing the property. This service can help in determining what items need repairs prior to selling, and can help in properly pricing and marketing the building. Talk with your Realtor about the value of a pre-sale inspection.

Maintenance Inspections:  Periodic inspections of the building and equipment for property owners who do not have full-time building engineering staff, or for those who require outside expertise in certain systems. These inspections are valuable in detecting potentially expensive repairs early, before they become serious.
 

New Construction (Phase) Inspections: I inspect houses or commercial buildings in phases as they are built, providing inspection services that complement the local building official's inspections. In this capacity, I represent the buyer, whereas the building officials protect the interests of the local community.

1-Year Warranty Inspection:  What? You didn't get your brand new house inspected before you moved in? If you have a warranty, it might not be too late to have the builder correct items that were not constructed properly. A one-year warranty inspection from Winding River Inspections will reveal construction defects that most home owners will not find on their own. It will be summarized in a detailed report. You should schedule your warranty inspection at least a month before the warranty expires.

Consulting and Investigations:  Unfortunately, things don't always go as planned. I provide specialized consulting services such as structural condition evaluations, documentation of construction defects, moisture problems identification, expert witness & litigation support, etc. My findings will be presented in a well-documented report. Radon Testing:  Radon is a colorless, odorless, radioactive gas that has been shown to be the second leading cause of lung cancer in the United States (after tobacco smoking). It occurs naturally in the soils in some areas of the country, including much of Colorado. If your home has high levels of Radon (above 4.0 pCi/l), the EPA recommends mitigation, which is generally a straight-forward process of installing ventilation equipment in the home.  See my Radon Resource link for more information on "Radon".
